Foggy Windows Between the Panes: Repair or Replace?

A modern double-pane window seals dry air or an insulating gas like argon between two panes of glass. That sealed space is what keeps your home warmer in winter and cooler in summer. When the seal around the edge fails, humid outside air seeps in, and moisture condenses on the inside surfaces you can't reach — which is why wiping the glass does nothing.

Before you pay: check the warranty
Many manufacturers back the insulated glass seal for 10 to 20 years. If your windows are still relatively young, a fogged pane may be covered — meaning the glass unit gets swapped at little or no cost to you. Find the brand (often etched in a corner of the glass or in your closing paperwork) and call before you pay anyone.
The catch with glass-only swaps
Replacing just the insulated glass unit (IGU) looks like the cheap win, and on a newer window it often is. But a failed seal is frequently caused by the frame itself — flexing, poor drainage, or age. Drop a fresh pane into a tired frame and it can fog again within a few years. On an older window, a glass-only fix is often a temporary patch, not a cure.
Why waiting invites mold
A foggy pane isn't just an eyesore — it's a sign the window has stopped insulating. That lost insulation means more condensation forms around the frame and sill on cold days, and persistent moisture is exactly what mold needs to grow. Over time you may see dark spots on the frame, the surrounding wall, or the sealant.
